How much does a garden office cost?
Introduction
Garden office costs can vary quite considerably depending on factors such as which foundations you want, the size of the building, and which cladding option you select.
For example, if you were to opt for “ground screws”, that is, composite ground screws, then this can significantly reduce the cost for us to build the building.
Concrete foundations require more labour, and the concrete is a more expensive building material. Ground screws are quicker and much lower cost for us to install. Therefore, the building can be constructed at a lower cost.
How much exactly does a garden office cost to build?
Prices for what’s called a “garden office pod”– a small garden office—start from just £18k. The price then increases depending on whether you need a toilet, air conditioning, solar panels, or our painting and decorating the room for you.
Will planning permission be needed?
So, we build many garden offices, and rarely do we need to seek planning permission from Cardiff County Council for most of these buildings. Often, the building can be built immediately without our construction company needing to submit drawings to Cardiff City Council.
However, sometimes planning permission does need to be sought from Cardiff City Council, and we can often inform you of this straight away once we meet with you in your garden and walk through the dimensions, height, and garden room that you want to construct.
If planning permission is needed, we can arrange for the architect’s drawings to be drafted for an additional fee. We can submit these drawings on your behalf, and wait for planning approval.
How long will it take to obtain approval if planning permission is needed?
Time scales do vary, so the vast majority of the garden offices we build can be built under “permitted development”,—which means that we can start the construction work almost immediately. If you do need planning approval, then it often depends on the time of year.
During summertime, when most of the building work is underway here in Britain, various construction companies will submit many planning applications. This means there can be a backlog. Therefore, if you hire us to build your garden office, planning permission is needed, let’s say, because you live in a conservation area. We recommend that you hire us to draw up the required architectural drawings, which will be submitted to Cardiff County Council as soon as possible.
This will ensure that the drawings are submitted as quickly as possible and that construction work can commence as soon as approved.
What factors determine the price of building a garden office?
The main factors that determine the price of a garden office built by us are:
-Size of the building
-Cladding option that’s chosen
-Whether solar panels are added
-Whether an air conditioning system is required
-Whether decking is required or not
How long does it take to build a garden office?
So, we now have a large team, we employ plasterers, painters and decorators, many joiners, carpenters as well as electricians. This means that the building can be constructed, more often than not, in less than three weeks. That’s, of course, if the building doesn’t require planning permission.
Are there any optional extras you would recommend?
Yes, it depends on how much you plan on working in the building during the summer months.
But as we all know, here in Britain, we can go from the two extreme temperatures of cold winter days to sweltering summers, which scorch the grass. So, if you want to work in the garden office during the summer, we recommend installing a good quality A/C unit. Otherwise, the black rubber roof will attract the sun’s rays, trapping the heat in the wooden building, and often, it’s too hot to work within during the peak of summer.
Do you build garden offices in the winter?
Yes, we do; we build summerhouses throughout the year. Our garden offices are often built in the summer and spring. Yet we build these buildings right throughout the different seasons.
With more people than ever before in Cardiff now working from home, or hybrid working for their employer, this has meant that every day we are now getting calls to build garden offices, throughout the Cardiff areas.
We are often hired to build garden offices, because of our quality workmanship, yet with a starting price of just 18k, we offer cheaper summerhouses, than what some other companies can offer.
